MISSION & PURPOSE​

The Mission:  My mission is to help entrepreneurs and investors passively create financial freedom through Real Estate. â€‹

What:  I team up with partners who have money they would like to invest in Real Estate. I focusing on buying cash flow positive multi family residential real estate properties in growing markets in Canada 🇨🇦 .  We buy em, renovate them, rent em, and refinance them for tax free earnings. 

 

Unlike many investment options today, I have fully vested interest with you. We are actual partners. I make money with you in the deal, and if a deal were to have a challenge we are in it together.

Why:  Learning to make money is one skill. But learning to preserve and grow your wealth passively is another skill. Will the debasement of the Dollar 💵 (inflation) now taking place all over the world, we need more than ever own assets that hedge and grow with the inflation. Cash flow positive real estate is one of the tools that can hedge this risk and outperform the inflation quite easily. This is a huge problem for Canadians and Americans all throughout North America.  My goals is to help my brother and sisters address this issue. We work too hard for our money to let it just get inflated away. Houses are real, and people will always need a home. It's the foundational human need in Maslow's Hierarchy of Needs.

How Do We Make Money In Real Estate?  There are three ways we make money with Real Estate Investing. Our financial break down outlines the break down for each. But for simplicity here are the three ways: 

​

1. Cash Flow: The property monthly rental income is greater then the monthly expenses (3 - 6%)​

2. Loan Pay-Down: The monthly mortgage payment lowers the debt each month (5%)

3. Appreciation: The market where the property is located is growing. (5 - 25%)

2 WAYS TO INVEST

1. THE JOINT VENTURE PARTNERSHIP  â€‹

A joint Venture Partnership, in the context of Real Estate, is a form of investing where the partner involved contribute in different ways to make a deal happen. The 4 required pillars in a real estate deal are:​

​

  • Someone who knows how to build a team, find high ROI deals, negotiate deals, acquire properties 

  • Someone who knows how to manage deals for the full term (usually 6 to 8 years). Accounting, Renovations, Property Management, Creative Finance, Cash Flow, etc....

  • Someone who can Qualify for a mortgage

  • Someone who has money for the downpayment.

RISK AND REWARD: A deal can be a hybrid of all 4 of these. When you do a Joint Venture you are part of the equity of the deal. You earn your share of the profits and you take your share of the risk. The Joint Venture Partners are both on Title​​

2. LOAN PARTNER (SECURE PROMISSORY NOTE) 

Another perhaps even more stable  approach to real estate is simply to be a money lending Partner. 

A promissory note is a written promise by one party to make a payment of money at a date in the future. A Secure loan backed by Real Estate is granted with a set term and rate of interest.

RISK AND REWARD: You earn a set rate of return on your money, and regardless of the risk and results of the real estate deal you are entitles to your money back as the loan is personally guaranteed by the Borrowing Partner (Brad Samuels 🙂)​​​​​
